Direct answer

Start with recent nearby sales that genuinely resemble the home, then compare its condition, location, size, lot, HOA, market time and current competition. A long market time or price cut can create negotiating room, but neither one proves the home is overpriced by itself.

The asking price is a seller’s position, not the conclusion

The right question is not whether the price looks high on a portal. It is what buyers recently paid for the closest alternatives and what else the same buyer can purchase today.

A useful comparison explains why each sale matters. A nearby closing can still be a weak comp if it has a different property type, lot, condition, view, floor plan or HOA structure.

Five signals I check before recommending an offer

  • The closest credible sold comparisons and their closing dates
  • Current listings competing at the same price
  • Days on market, reductions and earlier listing history
  • Condition, renovations and likely immediate costs
  • Whether buyer demand is creating competition for this specific home

What market time can—and cannot—tell you

More time on market can improve a buyer’s leverage because the seller has received more market feedback. It does not automatically mean the seller must accept less, and it does not tell you why the home has been sitting.

In six selected Costa Mesa examples from June and July 2026, three faster sales closed above final list and three longer-market sales closed below. Those examples are illustrative, not a rule. They show why I investigate the history before choosing an offer strategy.

Common questions

Does a price cut mean a seller will take less?

It means the seller changed the public position. It may create an opening, but the listing history, current competition and seller response still matter.

Is the Zestimate enough to decide what to offer?

It can be a reference point, but it does not replace reviewing the actual comparable sales, property condition, competition and contract strategy.

Can I ask below the supported range?

You can choose any offer price. The practical question is how likely the seller is to engage, what competition exists and whether the terms make the complete offer credible.
